Surely the hotels closed because there was no need for them. There's still loads of B&B and self-catering. Should Swanage try to change it's image, to attract a new clientelle?
Some hotels closed because they couldn't get staff (local house prices too high) and the margins of profit weren't enough (high taxation). It's all very well attracting people to Swanage, but where are they going to stay? Camping, I guess in the main nowadays, so that makes Swanage unattractive for a great deal of the year.
Knoll House is still very busy. The Grand and the Pines still seem safe. I think the markets changed. Look at what Swanage has to offer - a beach, fish and chips, loads of Pubs, amusements, beautiful scenery. Mortons House in Corfe is still doing well.
the hotels closed because of simple maths do you carry on and make a modest living or sell for redevelopment and make a killing,these places are the turned into either retirement homes or luxury appts so its a vicous circle SWT does not want any tourism unles they get their pound of flesh. Swanage has tons to offer just needs to take a deep breath and adjust.
The surviving guest houses do very well I am told. They operate at an acceptable level of occupancy from Easter to New Year. Perhaps supply and demand are in equilibrium apart from two months in the summer.
Is there still any demand for the old-fashioned "resort" holiday outside of August? We get lots of walkers and divers but less and less people whose horizons are limited to sitting on the beach for a week.
its different now people tend to come down for 3 or 4 weekends now and find a good bb/guesthouse and fit in well, some of those places offer better value than say the pines or grand.
another reason - the plonkers who drive around the town like there is no one else around ,screw the families and their children we will drive through the town at 50 60 or more and park on at least half the pavement when we get our takeaway be it kebab burger or chips .But half of the parents of these ????, are local business owners . good for local business and tourists or what?

plus of course, those who own their houses, and can come down when they want to.
