Has anyone heard if and when the new business units which where going to be build next to the new recycling center are going to be built and ready to use? I contacted the developers back in 2010 with view to buying or renting one and was told that they would be ready early 2011, then summer, then winter and now some time this year!
I know of 3 other businesses who want to expand from home offices to larger premises and these would be ideal.

In the present business climate, I would not hold my breath that anything will happen very soon.
Might be easier just to move the business to Wareham or Holten Heath and take on someone from over there.
I have been told that there is a stand off between would be users who want a definite date for availability and the developer who wants some tenants to commit before building the units.
Sounds as though the economy has dampened the enthusiasm to take a risk.
New ventures are not prepared to sign long leases. Developers are not prepared to invest without committed tenants. Unless the government chooses to invest, its sounds dead for the moment.
Why not build your own?

Not all small businesses can afford to buy the land and then build an office but are able to commit to a 5 or 8 year lease to rent somewhere while they try to expand and take on extra staff
Owning land and business premises is one type of business, operating the businesses is another. It makes more sense to invest in what you are doing rather than where you do it. That is why large stores premises and industrial units are owned by property companies, to the extent that a good many firms have entered sale and leae back arrangements so they can concrentrate their resources on what they do well.
If you want to do business, go where there is business.
Poole. Bournemouth.
Not...Swanage.

What about if your business is in Swanage and most of your trade is from the town. Perhaps you would prefer if all the shops closed and it would leave plenty of room for second homes?
I was told by PDC last year that all the plots had been sold. But nothing has happened.

Highly unlikely that sort of business would use a business park.
I suspect the banks are concerned about the viability, given the number of small business failures at present. Lets hope for better times ahead and that the government eventually understands how to generate real growth through encouraging investment. They are just tinkering about at present and one thing is certain - it aint working.
