With the businesses who rent the units in Kings Road being kicked out in the next year or so to make way for housing and the rumours that the new business units behind Triangle Garage being cancelled so they wont be able to move there, what is going to happen the businesses and their employees from the current Kings Road units?

I hope the new units behind Victoria Avenue do go ahead as we have put our name down to rent one of them so we can expand our business and take on more staff.
Its all too late, we have already lost Gendex and Chococo to Wareham.
Chococo are still in Swanage if you go round the back of Station road

PDC hope to build AH (Affordable Houses) on the Kings Rd site, bear in mind that they started looking at this pre-CC (Credit Crunch). Central Gov't promises certain things, the CC happens, but promises remain. A new Gov't is, um, bodged into place, and still stays that AH will happen.
PDC have to plan for the, uncertain, future.
How quickly could this happen, they say; 1 year they answer - in a perfect world, more likely, 2 or 5 or ...
Right, give the businesses a years notice. Compared to Private Industry, that's blinkin' generous!
The new Avenue Estate will only be delayed on financial grounds, as will the AH. If the money's there both will happen, but lets hope the Ind Est money comes first.
If Swanage loses small business units, then small businesses will relocate or not come to Swanage. If Swanage fails to encourage small business, Swanage will be the architect of its own doom.
It won't be long before the old retirees will have to push each other around in bath chairs - no young people will live here.
Swanage has no clue about how to manage its destiny beyond tinkering with what it already has.

Relocation costs a lot of money. There are 3 answers to this, 1, the businesses are as poor as they say and so can't afford to relocate, or 2 they'e actually doing OK and can't be bothered, or 3 they see a 'market' that Swnage can't maintain.
I'd suggest 1 or 2.
As to Swanage 'doing' something, uh, what can Swanage do?
The Town Council can't do anything, they don't own anything of note - they have things in trust - they have £7 million that they're not allowed to use speculatively.
Bring on the bath chairs, or hope that DCC have some spare cash.

No, YOU grow up. Swanage is dead unless it can persuade entrepreneurial small businesses to relocate to what is one of the most beautiful locations for internet based enterprises. Many are based in Basingstoke or Slough - would you be inspired to work there?
You are a pessimist. I see Swanage as a place ripe to be 'sold' to intellectual property businesses that will not harm the character or the natural beauty of the area, but will enhance things for us all. I see a new layer of businesses that will put Swanage on the map internationally. You see negativity and status quo boredom.
I pray you are NOT on the Town Council. Goodness knows they don't have a view of what Swanage could be in the next decade beyond what it is. I have sat in on too many meeting to realise they are all tied to the past, not the future.
You should grow up and suggest something positive, rather than attack any idea that might - just might - be the answer to Swanage's predicament.

This is exactly my arguement over various topics on here. Swanage will become dead because a few old gits want it to become like that they have come down here and want roses around the door sort of thing they are ot at all interested in the locals or youngsters,and as I have stated many times these vocal spitefull few are very much backedby two faced bunch of vote seeking councillors.
Can I point out you voted these Councilors in???
For the record, I spoke with Chococo today and can confirm that nothing has changed there. However, they are looking at adding an additional production unit in Wareham. The existing premises and staff will be retained.

I am not the poster that you have shouted at to 'Grow Up !' but I would like to respond to your comment above.
My partner is self employed (not Kings Road site)and he is annually being encouraged by his accountant, to expand his business. He doesn't want to. His business is successful and he works hard to maintain it. He has earned a steady income that has paid for our home and fed our family, with some time left over for 'family life'.
Not everyone wants to work themselves into an 'early grave' with little quality of life. The businesses at the Kings Road site are successful and these people work hard, but they do not necessarily wish to expand or take financial risks to do this. What is the matter with being happy with a ??? income and a moderately sized, well run business that meet the demands of this area. It makes sense that if PDC want to evict these people from their existing Kings Road site, then PDC should offer equivalent business premises - in terms of facilities and rental costs. If PDC are unable to achieve this for business in Swanage the vision behind the Victoria Avenue new Industrial site,(to create new businesses and expand employment in Swanage) will have failed. Small business need 'built' premises to rent at affordable costs. From what I understand the Prospect site requires that the land is bought and then a particular business unit is built to PDC specification. The spec. is high and therefore, the building costs, are unaffordable for local businesses. Ie. Choco and Purbeck Ice Cream are expanding to affordable units in Wareham. Will the businesses at the Kings Road unit be required to build their own units on the Prospect site.

Nothing. But you that person has ceased being an entrepreneur.
The units being closed are business start up units. Which is a facility that really should be retained. You get low rent and flexible terms. Just what you need when starting a business.
BUT at the far more attractive brenscombe barns start up park you will find businesses that are doing very well, with mercedes parked outside, who have been paying £3000 pa rent (a subsidised bargain) for ten years!!!! Now that is not my idea of "start up". If you are doing alright then pay fair rent, move on and free up the start up units. BUT there is no other business facilities in the area to move to.
Swanage needs real start up business units - that are available for businesses starting up and Also needs to look after it's established busineses.

Personally I think the people of Swanage are very capable of managing the towns destiny. The problem seems to be that its central government and pressures from outside that are causing the problems.
